FAQ’s For Cabins

These are awesome! How do I get one?

Thanks - we think they’re pretty awesome too! When you are ready to get yourself one of these beauties, call us or stop in! After understanding what you want, we provide a detailed estimate of your exact cabin specifications and costs. We want to be sure you get all the options and features you want. With your final approval of the details, we send our terms and conditions along with an invoice for 50% down. The remaining 50% is due when the cabin is delivered.

How much does a cabin cost?

Our standard cabins range in price from $14,000 to $110,000, assuring we have a model for just about every budget. Specific costs depend on size, cabin features, upgrades, etc. Customized cabins and features are quoted per cabin. You can find our most current price list for each cabin on our website.

What’s the largest cabin you make?

Our largest cabin is 16’ wide by 48’ long. Any larger, and we can’t ship them over-the-road.

What kind of foundation is needed?

You can set our cabins on a full basement, a crawl space, or a pier/post foundation. Primitive models without interior plumbing can sit on a concrete slab. Most customers find the pier foundation is an economical option – and this is usually the easiest for installation of the cabin. Upon purchase, we can provide a sketch of the required pier foundation layout.

Are the cabins standard or can I customize?

We offer over 20 standard cabins with several options and upgrades. We are confident we have a recreational cabin to fit your needs. However, if you are seeking something truly one-of-a-kind, we should talk about your vision and collaborate on what’s possible. Additional fees apply for customization.

How do I heat the cabin in cooler months?

You have options! Many customers have us install a chimney kit through the roof and will put in a woodstove – because who doesn’t love the warmth of a wood stove?! We can also run electric for a mini-split unit or even install baseboard heating.

How long does it take to get my cabin?

Our build time varies between 4 to 8 months, depending on our volume.

Is it possible to join or build two cabins together to make one big cabin?

You can purchase two separate cabins and set them next to each other, but we don’t assemble or join cabins together.

Can I live in this full time?

These cabins are recreational and not intended to be permanent residences.

Do you deliver?

Yes! Our cabins are pre-manufactured, and ship over-the-road fully constructed. We deliver to most states in the U.S. (Currently, we do not deliver into New York.) We do not deliver outside the continental U.S.

How much is delivery?

Delivery price depends on location. Our cabins are considered an “oversize load” and require special permits to be issued by the state(s), with the route being prescribed by them. We are happy to provide estimated shipping costs when the time is right.

How long does it take to get the cabin set up on the delivery day?

Typically, we set up the cabin in 6 to 8 hours. Of course, the conditions of the site where the cabin is going are a consideration and can impact the time involved in setting up.

Do you build on site?

We do not build on site. Our climate-controlled manufacturing facility is designed specifically for the construction of our cabins, and it’s large enough to house several cabins at a time. This allows us to work in several cabins for maximum efficiency. Building on site does not offer the same controlled environment and efficiency.

Do you offer financing?

Our customers frequently secure financing through LightStream, an independent company. We are happy to provide you with the information.

Do you guarantee the cabins?

Yes, we stand behind the quality and craftsmanship of our cabins. We guarantee our cabins will be free from defects in materials and workmanship for a period of one (1) year from the date of completed construction. Our terms and conditions provide all the details.

FAQ’s For Pavilions

How much is shipping?

Shipping is based on several factors, including distance/location. Just send us a message or email with your address or zip code and we’ll be happy to get you a quote!

Do you offer installation?

Yes! We have an ever-growing network of contractors who can work with you to install the kit. We will be happy to direct you to a contractor in your area (subject to availability). Our Ohio-based office offers installation in the Northeast Ohio area.

Do I need a permit?

Zoning regulations vary widely from city to city. For this reason, we leave it up to the customer to obtain all necessary permits from their local building or zoning department. Don’t forget to check with your HOA where applicable.

Does the pavilion need to be anchored?

Yes, these sturdy structures must be anchored upon installation. We use Simpson Strong-Tie post bases for their outstanding performance and refined style. These can be anchored to an existing concrete pad or on a deck, provided there is sufficient support beneath the posts. Your local building department can advise whether footers are required.

What kind of wood do you use?

Our pavilions are milled to order from locally-sourced Eastern White Pine. This fast-growing native tree makes for a more sustainable and climate-friendly choice, while using green timbers creates less waste and makes for a higher quality finished product.

How are your pavilions measured?

The sizes indicated refer to the measurement of the roof line with posts inset 1’ on all sides. For example, a 14’x20’ pavilion means the posts are set at 12’x18’, measured outside to outside. The first number represents the gable or “slanted” side of the structure.

What’s the biggest size you can do?

We can go as wide as 40’ on the gable end, while length is virtually limitless. Keep in mind that center supports are required for larger structures.

Can I get it stained?

We do not currently offer pre-stained pavilion kits. You will want to stain or seal the wood once your pavilion is installed. This protects it from the effects of changing weather and allows you to personalize the look to complement your space.

What roof styles do you offer?

Our pavilion kits come in three roof styles: Standard Gable, Single Slope and Hip Roof.

What kind of customizations do you offer?

We offer basic design customizations, custom sizing, adjusted post height, overhangs and roof pitch, add-on hardware from Simpson Strong Tie, as well as more than 18 metal roof color options. Just let us know what you’re looking for!

Is the wood treated?

Our Timber Frame Pavilions are supplied as untreated Eastern White Pine. This gives you the freedom to use the stain or sealant best suited to your unique climate and tastes.

Can I get a different kind of roofing?

We can provide a kit without the metal roofing so you or your contractor can install the material of your choice. The price of your kit will be adjusted to deduct the cost of the metal roofing.

Can you make the posts taller?

Yes, we can increase the length of the posts from our standard 8’ height to 10’, 12’ or more.

Can I install the kit myself?

Yes, we sell our pavilions in kit form so you can build it yourself. We recommend this option only for those who have experience with constructing a structure of this size and complexity. We can provide detailed installation instructions via email.

Can I pick it up?

Yes, you can pick up your kit from our workshop in Middlefield, OH. Make sure you have the right equipment to move the lumber and that your truck and trailer are rated to carry a sufficient amount of weight. The weight of your kit will vary based on its size.

Do I need to unload the kit myself?

Yes, you will need to unload your kit upon delivery. This can be done using a forklift, tow motor or by hand with a few friends.

Can I store the kit and install it later?

If you plan to store your kit for any period of time, use spacers between the timbers and keep it in a well-ventilated area with good air flow to prevent warping or mold due to moisture buildup. We recommend using a fan if possible. Storing your kit for an extended period of time, or failing to store it properly, can result in weathering, warping, and more. Northwoods Cabin Co. is not responsible for issues arising from extended storage.

How hard is it to maintain?

Maintaining your pavilion is easy. We recommend following these steps to keep your structure standing strong for years to come:

- Apply a breathable water-based stain or sealant to protect against the elements while allowing the wood to breath. Heavy or oil-based sealants can lock in moisture, which could lead to interior rot or warping over time.
- If you live in an area where boring insects such as carpenter bees pose a threat, we recommend adding a borate additive* to the stain or sealant.
- Ortho Home Defense* can be applied in the spring to ward off any unwelcome guests, such as spiders and wasps.
- Periodically remove buildup of debris around the post bases to keep the powder-coated metal free from unwanted dirt and moisture.
- “Checking” is a normal occurrence in large timbers. If you notice any large cracks, don’t worry. The cracks can be filled with caulk or simply coated with sealant to keep moisture out. Checks generally do not affect the stability and integrity of the structure, and we think they add to the rustic charm!
- If left untreated, the wood is likely to weather and turn grey. In such cases, we recommend using a product called RMR86* to clean the surface of the wood.

*Follow the manufacturer’s instructions.
